The questions every Sydney homeowner and developer asks before signing a building contract — answered plainly.

Q · 01How do I know if a builder is properly licensed in NSW?
Every residential builder in NSW must hold a current licence issued by NSW Fair Trading. You can verify any builder by searching their licence number on the Fair Trading website. For work valued over $20,000, builders must also carry HBCF insurance. METCON holds builder licence 318592C and DBP registration BUP4254812.
Q · 02How much does it cost to build in Sydney?
Sydney build costs vary widely with site conditions, finishes and complexity. As a rough guide for 2026: a standard single-storey extension runs $3,200–$4,800 per m²; a high-end custom home is $5,500–$8,500+ per m²; commercial fitouts range $1,800–$3,500 per m². We always provide a free, line-item written quote.
Q · 03How long will my building project take?
Approvals add 2–6 months before a shovel hits the ground, and a typical Sydney home extension runs 5–9 months. Larger new builds can be 9–18 months. Major variables are council approval pathway (CDC vs DA), weather, trade availability, and how locked-in your design is before site start.
Q · 04Do I need a DA or can I use a CDC?
CDCs are fast-track approvals (typically 20 working days). A DA is required for heritage zones, significant tree removal, exceeding setbacks or height, or non-conforming uses — taking 3–6 months through Sydney councils. We handle both pathways and advise upfront which applies.
Q · 05What insurance should my builder have?
A properly insured builder carries: Public Liability (minimum $20m), Workers Compensation, Contract Works / All-Risk insurance, and HBCF cover for residential jobs over $20k. Ask to see certificates of currency before signing. METCON carries all four.
Q · 06How do progress payments work in NSW?
Under the Home Building Act 1989, builders cannot demand more than 10% deposit on jobs over $20,000. Payments must be tied to defined stages (base, frame, lock-up, fixing, completion). A reputable builder will never ask for large upfront cash or money outside the contracted schedule.
Q · 07What is the difference between a builder, a project manager and a head contractor?
A builder holds the construction licence and warranty. A project manager oversees programme, budget and quality but does not hold the licence. A head contractor is a builder who also subcontracts and coordinates trades. METCON operates as a head contractor — one contract, one point of responsibility.
Q · 08Can I live in my home during a renovation?
Often yes for cosmetic renovations and most rear extensions. Underpinning, top-floor additions, kitchen relocations, and major structural work usually require relocation for safety. We do a “stay vs go” assessment as part of every quote.
Q · 09What warranty do I get on building work?
NSW residential work is covered by statutory warranties: 6 years for major defects (structural, waterproofing, fire safety) and 2 years for all other defects. These cannot be contracted out of and apply even if the builder goes out of business.
Q · 10How many quotes should I get before choosing a builder?
Three is the sweet spot. What matters is comparing like-for-like scope — not just the bottom-line number. Look at inclusions, exclusions, allowances and the builder's recent reference projects.
Q · 11What are red flags when hiring a Sydney builder?
Watch for: no fixed business address, unverifiable licence, requests for cash deposits, vague quotes, no written contract, no insurance certificate, refusal to provide references, pressure to sign on the spot, or unusually low pricing.
Q · 12Why does METCON coordinate the engineer rather than just follow drawings?
Drawings never cover every condition on site. A builder who can read engineering drawings and call the engineer directly saves days or weeks of rework. Our team has worked alongside structural and geotechnical engineers for 40+ years.
