Q · 01 How much does a home extension cost in Sydney?
Home extension costs in Sydney vary significantly with scope, finishes, and structural requirements. As a guide: a basic ground floor rear extension starts around $2,500–$3,500 per m²; a quality extension with engineered structural work typically runs $3,500–$5,000 per m². First floor additions are generally $3,500–$6,000+ per m² due to additional structural requirements. We provide detailed written quotes after a site assessment.
Q · 02 Do I need a DA or CDC for my renovation?
It depends on the scope. Minor internal renovations that do not affect the building envelope or structural elements may be exempt development. Most extensions, second storeys, and significant structural changes require either a Complying Development Certificate (CDC) or a Development Application (DA). Heritage zones and certain overlays typically require a DA. We assess your project and manage the appropriate approval pathway.
Q · 03 How long does a home renovation take?
Timeframes vary with scope. A bathroom renovation typically takes 3–6 weeks; a rear extension 3–5 months; a first floor addition 5–8 months; a full knock-down rebuild 8–14 months. Approvals can add 4–12 weeks before construction begins. We provide a realistic timeline with every quote.
Q · 04 What is HBCF and do I need it?
The Home Building Compensation Fund (HBCF) — formerly known as Home Warranty Insurance — is a consumer protection for residential building work over $20,000 in NSW. It covers you if the builder cannot complete the work or fix defects due to death, disappearance, or insolvency. As a licensed builder, we provide HBCF cover on all eligible residential projects as required by law.
Q · 05 Can I live in my home during renovations?
In most cases, yes. We plan and stage the works to minimise disruption and maintain access to essential services. However, for major structural work, extensive demolition, or whole-house renovations, it may be more practical to arrange temporary accommodation. We will advise you honestly about what to expect during your specific project.
Q · 06 Do you handle council approvals?
Yes. We manage the entire approval process — DA or CDC applications, council correspondence, engineering coordination, certifier liaison, and compliance documentation. You deal with one point of contact, not five separate consultants.
