Concrete cancer (technically "concrete spalling") occurs when steel reinforcement inside concrete rusts and expands, cracking the concrete from within. It is extremely common in coastal Sydney apartments built in the 1960s to 1990s. Treatment involves: exposing the affected steel, mechanically cleaning it, applying corrosion inhibitor and anti-carbonation coating, replacing lost concrete with engineered repair mortar, and reinstating waterproofing. Properly done, it lasts 20+ years; done poorly, it returns within five.
