Q · 02Do I need a structural engineer for renovations in NSW?
Yes — any time you remove or alter a load-bearing wall, change the foundation, add a storey, or make changes that affect the structural integrity of a building, NSW law requires a structural engineer to certify the design. Under the Design & Building Practitioners Act 2020, any "regulated design" for Class 2 buildings (apartments) must be prepared and lodged by a registered practitioner. Q · 03What is concrete cancer and how is it treated?
Concrete cancer (technically "concrete spalling") occurs when steel reinforcement inside concrete rusts and expands, cracking the concrete from within. It is extremely common in coastal Sydney apartments built in the 1960s–1990s. Treatment involves: exposing the affected steel, mechanically cleaning it, applying corrosion inhibitor and anti-carbonation coating, replacing lost concrete with engineered repair mortar, and reinstating waterproofing. Properly done, it lasts 20+ years; done poorly, it returns within five.
Q · 04How long does underpinning take?
A typical Sydney underpinning project takes 2–6 weeks depending on number of piers, depth required, and site access. Mass concrete underpinning to a small residential wall might take a week; full perimeter underpinning to a two-storey home with screw piles or bored piers can run 4–6 weeks. We work in staged sections so structural support is never compromised — and so the home stays occupied throughout in most cases.
Q · 05Is council approval needed for structural work in NSW?
It depends on the work. Internal alterations that do not affect external appearance or load-bearing elements can often proceed under Exempt & Complying Development (CDC). Anything affecting structural elements, the building envelope, foundations, or in a heritage zone typically requires a Development Application (DA). METCON handles the lodgement, methodology statements, traffic management plans, and certifier coordination as part of our project management.
Q · 06What is the difference between civil and structural works?
Structural works deal with the load-bearing elements of a building — footings, slabs, columns, beams, walls. Civil works deal with the wider site infrastructure — retaining walls, drainage, excavation, earthworks, driveways, paths, and connections to public services. Most real projects involve both. METCON delivers civil and structural together, which removes coordination friction between trades and is usually faster and cheaper than splitting them across two contractors.

Q · 08Which Australian Standards do you build to?
For civil and structural work, the relevant standards include AS 2159 (piling design and installation), AS 3600 (concrete structures), AS 4100 (steel structures), AS 4678 (earth-retaining structures), and the National Construction Code (NCC/BCA). All work is also Fair Trading and DBP-compliant and is signed off by registered engineers and certifiers.
