Start with the same scope
The single biggest step is to have every builder price the same written scope, ideally an engineer's specification. Without it, one builder may price a proper repair while another prices a patch, and the numbers cannot be compared.

- Statutory warranties. In NSW, residential building work carries statutory warranties under the Home Building Act 1989: six years for major defects and two years for other defects.
- Home building compensation (HBCF) cover. Required for many residential jobs over $20,000. Some multi-storey buildings are exempt, so check what applies to yours.
- Product warranties. Membranes, coatings and sealants often carry manufacturer warranties, usually only if installed to the manufacturer's system by approved applicators.
- Workmanship warranty. Ask what the builder offers on top of the statutory warranties.
Why the cheapest quote is rarely the cheapest job
