What a Knock-Down Rebuild Involves

This is a full construction project from demolition to occupation certificate. Every stage is managed and documented.

  • Development Application or Complying Development Certificate
  • Demolition approval and licensed demolition of the existing dwelling
  • Asbestos identification, removal, and disposal where present
  • Service disconnections — water, sewer, gas, electrical, telecommunications
  • Site clearing, excavation, and preparation for new construction
  • New engineered footings and slab or subfloor construction
  • Full structural frame — timber or steel as designed
  • Roofing, cladding, windows, and external finishes
  • Internal fit-out — electrical, plumbing, plastering, flooring, painting
  • Service reconnections, landscaping preparation, and final handover

When a Knock-Down Rebuild is the Right Call

Not every old house needs to come down. But sometimes keeping it standing costs more than starting new.

Renovation Costs Are Too High

When the cost of bringing an existing home up to standard — structural repairs, asbestos removal, replumbing, rewiring — approaches or exceeds the cost of a new build, demolition is the more practical option.

The Layout Cannot Be Fixed

Some floor plans are beyond saving. Low ceilings, narrow rooms, poor orientation, disconnected living areas. A new build gives you a layout designed around current needs, not a patched version of a 1960s plan.

Foundation Problems

Significant foundation failure, reactive soil damage, or subsidence across the entire structure can make underpinning the entire house uneconomical. Starting with new engineered footings on stable ground is sometimes the only sensible answer.

Feasibility & Planning

We review the existing site, check council requirements, and assess demolition scope including asbestos and services. You get a clear picture of total project cost before committing.

Approvals

DA or CDC for the new dwelling, plus demolition approval. We manage all submissions and respond to council conditions.

Demolition & Site Prep

Licensed demolition of the existing dwelling, asbestos removal where required, service disconnections, site clearing, and preparation for new construction.

New Construction

Footings, slab, frame, roof, external envelope, services, and full internal fit-out. Built to engineered drawings, inspected at every stage.

Reconnection & Handover

Services reconnected, final inspections completed, occupation certificate issued. Full documentation and warranty provided.
