We carry out full refurbishments of commercial buildings — offices, retail spaces, and industrial premises. That means strip-out of existing finishes and services, structural modifications where needed, installation of new mechanical, electrical, and hydraulic systems, and a complete rebuild to current standards.

Many of these projects happen in occupied buildings where other tenants or operations continue alongside the works. We manage staging, dust control, noise restrictions, and after-hours construction to keep disruption under control.

Full Refurbishment Scope

We handle every stage of the refurbishment process, from the initial demolition through to final handover.

Strip-Out & Demolition

Removal of existing fitout, finishes, ceilings, flooring, partitions, and redundant services. Managed demolition with asbestos identification and safe removal where required.

Structural Modifications

Opening up floor plates, removing or relocating load-bearing walls, installing new steel beams, and reinforcing existing structure to suit the new layout and use.

New Services Installation

Upgraded mechanical, electrical, hydraulic, and fire systems. Coordinated rough-in with licensed subcontractors before linings and finishes go in.

Rebuild & Finishes

New partitioning, ceilings, flooring, joinery, painting, and specialist finishes. Built to the architect's specification and current BCA requirements.

Occupied Building Management

Dust barriers, negative air pressure, restricted work hours, noise management, and staged construction sequences. We plan the works around the building's operations.

Approvals & Certification

Council applications, construction certificates, fire safety upgrades, and occupation certificate coordination. We manage the compliance pathway from design through to sign-off.

Refurbishments are unpredictable. Hidden defects appear, existing conditions differ from drawings, and scope changes are common. We plan for this. Our approach accounts for unknowns, and we communicate early when something changes.

The result is a refurbished building that meets current standards, satisfies the certifier, and is ready for tenants or operations on the date agreed.
