This is serious structural work. Your existing foundations were built to carry a single-storey load. Adding an entire level above means we need to assess whether those foundations can handle the new weight — and if they cannot, we underpin or reinforce them before construction begins.

We work with structural engineers from day one. Every first floor addition we build has engineered footings, a properly designed load path from roof to ground, and full council approval before we pick up a tool.

What a First Floor Addition Requires

Adding a storey is one of the most complex residential projects. Here is what we manage on every job.

  • Foundation assessment and geotechnical investigation
  • Underpinning or foundation reinforcement where existing footings are insufficient
  • Structural engineering for new floor, wall, and roof framing
  • DA or CDC approval through council or private certifier
  • Roof removal and temporary weather protection during construction
  • New timber or steel framing for the upper level
  • Internal staircase design and construction
  • Full fit-out — electrical, plumbing, plastering, flooring, and painting

Key Considerations

First floor additions raise specific challenges that ground-level extensions do not. We address these upfront, not halfway through the build.

Foundations

Most single-storey homes in Sydney were not built to carry a second level. We assess existing footings early and determine whether underpinning, additional piers, or foundation upgrades are needed before we commit to a design.

Living Through the Build

Some homeowners stay in the house during construction, others move out. We plan the staging to minimise disruption — roof removal and weather sealing is managed in controlled phases to keep the ground floor protected.

Council & Neighbours

Second storey additions trigger height, setback, and overshadowing requirements. We coordinate with your architect or designer to ensure plans comply before lodgement, reducing the risk of delays or objections.

How We Deliver First Floor Additions

Assessment

We inspect the existing home, review the plans, and commission geotechnical and structural assessments. This tells us what the foundations can handle.

Engineering & Approvals

Structural engineers design the new level. We manage DA or CDC submissions with all required documentation and respond to any council conditions.

Foundation Work

If underpinning or reinforcement is required, we complete it before any vertical construction begins. This stage is non-negotiable.

Construction

Roof removal, new framing, roofing, cladding, windows, stairs, services, and internal fit-out. Every stage inspected and documented.

Handover

Final inspections, occupation certificate, and full project documentation. Your home is now two storeys — built properly.
