A Proper Building on Your Property

A granny flat is a secondary dwelling — a self-contained unit on the same lot as an existing house. It has its own kitchen, bathroom, bedroom, and living area. Under NSW legislation, most residential lots of 450 square metres or more can accommodate one.

We build granny flats as permanent structures on engineered slabs with full timber or steel framing. These are not kit homes or prefabricated sheds. They are proper buildings constructed to the same standards as any residential dwelling, with NCC-compliant insulation, ventilation, waterproofing, and fire separation.

Many granny flat designs qualify for a Complying Development Certificate, which means faster approval through a private certifier without going through the full DA process. We assess your site early to determine which pathway applies.

NSW Regulations & Requirements

Granny flats in NSW are governed by specific planning controls. We design and build within these requirements from the start.

  • Maximum floor area of 60 square metres for the secondary dwelling

Slab & Foundations

Engineered concrete slab with appropriate footings for your soil conditions. Plumbing rough-in is completed before the pour.

Frame, Roof & Envelope

Timber or steel frame, roof structure, external cladding, windows, and doors. The building is locked up and weathertight before internal work begins.

Internal Fit-Out

Electrical and plumbing fit-off, insulation, plastering, waterproofing, tiling, kitchen and bathroom installation, flooring, and painting. Everything to NCC standards.

Handover

Final inspections, occupation certificate, and handover of a completed dwelling. All documentation, warranties, and compliance certificates provided.
